A metal roof on an older mobile home has likely been repaired a number of times over the years. Eventually, patching becomes ineffective and a metal roof needs to installed. The most difficult part of installing a new metal roof on a mobile home is removing the old roof and will require help from friends and family. The roof of the mobile home must be scrapped clean from all old roofing materials, rust, and vent hardware. During the removal and cleaning process, stop and measure the old roof.
Start at one end of the roof and lay down rows of insulation the length of the roof. Cut the insulation to size and duct tape the seams.
Lay down the 1 x 4 inch furring strips, lengthwise, end to end, across the rafters. Place the first and last row along the edge of the roof and space the rest of the furring strip 2 feet apart. Locate the rafters by feeling around with your foot. Lay a chalk, line the width of the roof, over the furring strips at the rafters marking the boards for drilling. Screw the boards into the rafters with 3 ½ inch deck screws.
Measure the width of your roof and add 6 to 8 inches for overhang. Cut the metal to size with a circular saw. Lay the first piece of metal roofing into position on the roof and adjust it so that there is an even amount of overhang on each side. The first pieces should be flush with the end of the house. Add an inside foam closure strip to each end of the metal strip. When the sheet of metal is positioned straight and square, screw it into each furring strips using 4 screws across each row. Use the screws with neoprene washers for the top of every ridge in the metal sheeting.
Lay down the second sheet of metal making certain the edge without writing is overlapping the edge with writing on the first sheet. Insert the foam closure strips into the ends and screw them down. Repeat until entire roof is covered with metal.
Take a careful measurement around vents and cut a hole in the metal before installing. Seal around the vent with neoprene rubber roof cement. If the vent has a rubber boot around it replace it with a new one. Some vents may need to be extended above the roof line by gluing a coupler onto the vent, adding another piece of pipe, and new rubber boot. For larger vents like the furnace vent, remove them before replacing the roof. Measure and cut corresponding holes in the metal roofing and replace the vents after the roof is installed. Install flashing, cut from the metal, around the furnace vent and seal it with neoprene.
Install the gable trim on each end using screws every 12 inches on the top and bottom. The gable trim finishes the roof and protects it from wind.
Tips & Warnings
To prevent leaks, overlap the metal in one direction only. On one edge of the metal you will find writing. The edge with the writing must lap underneath the edge with no writing.
Mobile homes come in many different sizes. Take the measurements of your roof with you to the home improvement store when buying your supplies. The vents on the roof will vary. Take a picture of the vents on your roof to the store in the event you need to buy new vents and parts for them. Ask for help concerning the types and quantities of materials to purchase.
